Furnace Maintenance & Tune-Up — Bay Area
A well-maintained furnace runs safer, more efficiently, and lasts longer. Our annual tune-up goes beyond a basic filter change — we perform a full combustion analysis, safety inspection, and efficiency check, and document everything in a written report.
What's Included in Our Furnace Tune-Up
- Full system inspection — burners, heat exchanger, flue, and venting
- Combustion analysis — measure CO, CO₂, and flue gas temperature
- Heat exchanger visual and functional inspection
- Check and clean burners and flame sensor
- Inspect and test igniter, gas valve, and manifold pressure
- Test draft inducer motor and verify venting
- Inspect and clean blower motor and wheel
- Check all safety limits and pressure switches
- Measure supply air temperatures and static pressure
- Inspect flue connections and test for CO in living space
- Check and replace air filter (standard 1" included)
- Inspect thermostat and heating controls
- Written service report with findings
Safety First: Carbon Monoxide Risk
A cracked heat exchanger can allow combustion gases including carbon monoxide to enter your living space — a serious and potentially fatal hazard. CO is colorless and odorless, and symptoms are often mistaken for the flu. Annual inspection is the only reliable way to catch heat exchanger deterioration before it becomes dangerous.
When to Schedule
Fall — before heating season — is ideal. Schedule before the first cold nights to avoid competing with emergency calls when temperatures drop.
