Commercial HVAC maintenance in San Mateo County
Catch it on a visit, not on a hot day.
Preventive maintenance means checking a building's equipment on a schedule, so small faults are found while they are still small. We set up visits for commercial buildings and go through rooftop units part by part.
What is a preventive maintenance programme for a commercial building?
It is a set of scheduled visits where a technician checks, cleans and tests each unit, so wear is found before it stops the system. The schedule is built around your equipment and how the building is used.
Call and tell us what you have: how many units, where they are and what they serve. We will talk through which visits make sense for your building.
What does a maintenance visit check on a rooftop unit?
A rooftop package unit holds everything in one cabinet, so a visit goes through all of it:
- Electrical. Capacitors, contactors and wiring connections, with a clamp meter on the wires and motors to see what they draw.
- Fans and motors. Bearings, belts where there are belts, and how freely the blower turns.
- Coils. Whether the evaporator and condenser coils are dirty, and cleaning them when they are.
- Filters and airflow. A clogged filter starves the unit of air.
- Refrigerant circuit. Pressures and temperatures, and any sign of a leak.
- Condensate drain. Clear, so water doesn't back up into the unit or the ceiling.
- Controls. That the thermostat or building controls start and stop the unit when they should.
How often should commercial HVAC equipment be serviced?
It depends on the equipment, how hard it runs and what is around it, such as dust, kitchen exhaust or trees dropping leaves on the roof. Equipment that runs most of the day needs looking at more often than a unit in a seldom used space.
A good rule is a visit before each season the equipment works hardest, cooling and heating. We will suggest a schedule once we know what you have.
Is maintenance worth it if the unit seems fine?
Yes, because most faults build quietly. A coil clogs over a season, a capacitor weakens, a connection loosens, a drain slimes over. Each is a small fix on a visit and a breakdown if it is missed.
Visits also leave a record of readings, so a change between visits shows up before it becomes a failure.
Where do you do commercial maintenance?
Across San Mateo and Santa Clara counties, including San Carlos, Redwood City and Palo Alto. If your building is nearby and not on the list, call and ask.
