Rooftop unit repair and replacement

Rooftop unit down? We'll go up and look.

A rooftop package unit puts the cooling, the heating and the fan in one cabinet on the roof, so one failed part can take the whole system down. We repair them where they stand, and replace them when repair stops making sense.

What goes wrong with a rooftop unit?

Out in the weather, a package unit wears in predictable places. These are the faults we check first:

  • Electrical parts. Capacitors, contactors and wiring connections fail, and a fan or compressor won't start.
  • Motors and fans. A worn blower or condenser fan motor moves less air, or none.
  • Refrigerant leaks. Low refrigerant means a leak, and the leak has to be found.
  • Coils and filters. Dirt on the coils or in the filters chokes the airflow or stops the heat leaving.
  • Condensate drains. A blocked drain backs water into the unit or the roof.
  • Controls. The thermostat or building controls give the unit the wrong instruction.

What a rooftop unit repair covers

The visit starts at the unit, with the panel open and a meter in hand.

  1. You tell us what it's doing

No cooling, no heat, short cycling, a noise, a breaker that trips. And how we get onto the roof.

  2. We test the wiring and the motors

A clamp meter on the wires shows what each motor and the compressor are drawing, which points to the part that is failing.

  3. We check the refrigerant side and the airflow

Pressures and temperatures, the coils, the filters, the drain and the controls.

  4. We repair it and run it

The part at fault is replaced or repaired, and the unit runs through a cycle with the readings checked again.

What was the rooftop unit job in July 2026?

In July 2026 a technician opened a rooftop unit's panel and went through its wiring with a clamp meter, the first step of any rooftop diagnosis. The photo on this page is from that job.

More photos from it are on our projects page.

When should a rooftop unit be replaced instead of repaired?

When the compressor has failed, when refrigerant keeps leaking, or when repairs keep following one another and the unit still can't keep the building comfortable. A part failure alone is rarely a reason to replace.

We diagnose first, then tell you what failed and what the choice is. A replacement is planned around the curb, the ductwork, the power and how the unit gets to the roof.

Does the refrigerant rule affect a new rooftop unit?

Yes. California requires new AC equipment, for homes and businesses alike, to use a refrigerant with a global warming potential (GWP) less than 750. The new unit may not use the refrigerant your old one does.

Ask what refrigerant a replacement uses before you agree to it.
