HVAC zoning and thermostats in San Mateo County
Fighting over the thermostat? Add zones.
Zoning lets different parts of your house run at different temperatures, so upstairs stops baking while downstairs is fine. We add zoning, set up multi-stage systems and install smart thermostats.
What is HVAC zoning, and when does it help?
Zoning divides the house into areas, each with its own thermostat. Motorised dampers inside the ducts open and close to send air only where it's wanted, and a control panel runs the system for all of them.
It helps most in multi-story houses where upstairs runs hotter than downstairs, in rooms with a lot of sun, in additions, and in homes where one person wants the bedroom cool and another wants the office warm.
Can I add zones to my existing system?
Often, yes, but it depends on your ducts and your equipment. Closing off the air to one zone pushes more air to the others, so the ducts have to be big enough to carry it and the equipment has to cope with less airflow at times. A single-stage system on tight ducts can struggle with zoning; a multi-stage or variable-speed system handles it much better.
That's why we look at the ducts and the unit before we promise anything. Sometimes the better answer for one stubborn room is a ductless unit for that room alone, or fixing a duct problem that zoning would only hide.
What do multi-stage systems and smart thermostats add?
- Multi-stage equipment. It runs on low for most of the day and steps up only when needed, so temperatures hold steadier and the system is quieter than one that is either on full or off.
- Variable-speed fans. They move air gently and continuously, which evens out hot and cold spots and helps filtration.
- Smart thermostats. Schedules, control from your phone and reminders. Some need a particular wire at the equipment, which we check before we install.
- Zone thermostats. Each zone gets its own, so the panel knows which dampers to open.
A smart thermostat makes a healthy system easier to run. It won't fix ducts that lose air or equipment that is the wrong size.

Where should I start: zones, a thermostat or a new system?
Start with the symptom. One room off while the rest is fine usually points at the ducts or a single unit for that room. An upstairs that runs hotter than downstairs points at zoning. A system that works but is clumsy to control points at a thermostat.
If the equipment is old and failing, it's cheaper to plan zoning and a multi-stage unit together than to add zoning now and replace the unit later.
